Running a large Bed and Breakfast in busy times can be a full time occupation. But Heather Anderson, Owner and Manager of Strathlyn Estate BnB (next to Saltram Winery) on the outskirts of the town of Angaston in the Barossa Valley, enjoys the challenge.

1. What made you get into the accommodation industry?

I found myself the sole owner of a 5 acre historic property 23 years ago. My children had moved on in their careers and I probably had "the empty nest syndrome". The original Coach House on the property had already been restored to save it from the pigeons who loved to nest in it. And it was the era where bed and breakfast accommodation in Australia was taking off. In addition, it offered me a new challenge that I was ready to explore.

2. What advice would you give to other people wanting to start a business like yours?

First and foremost, I feel you need to be able to relate to people positively. Even if demands are made that are quite unreasonable, you need to be firm but always cheerful and polite.

3. How long have you owned and operated Strathlyn Estate Bed And Breakfast?

I have operated Strathlyn Estate B&B for 23 years. The website is www.strathlyn.com.au The property has been known as Strathlyn Estate since 1905 when the original owner, Fulton Salter, son of William Salter and founder of the Saltram Wine name, built the house on the property he owned.

4. Are you kid friendly (highchairs, cots, roll-a-way beds, extra linen)?

My accommodation in both the Garden Spa Suites, Coach House and Lemon Tree Spa Apartmment is set up for couples and is not directed towards family occupation. The property is private, quiet, historic and has beautiful vineyard views lending itself to a retreat for couples needing a break.

5. Do you have a minimum night stay?

Yes, there is a minimum of two nights stay in the Coach House. For all other options (Garden Suites and the Lemon Tree Apartment) one night stay is fine during the quieter times. For the busy times such as Barossa Special Events, Easter or Christmas, two nights is preferred.

6. How far ahead do you recommend clients book?

In late Autumn/Winter, very short notice will probably provide accommodation options. During Barossa Special events, several months may be needed but this is always quite variable.

7. Are you pet friendly?

Unfortunately no. Because I can have up to 4 couples staying at the estate at any time I need to be careful of any allergies they may have. There are plenty of pet boarding places in the area I would be happy to recommend though.

8. What little extras do you provide for your clients?

I provide a variety of extras: bottle of wine; coffee machines in self contained accommodation; bubble bath for spas and bath; essential oils and burner; full toiletries (shampoo, conditioner, body lotion, lavender hand wash); torches; dressing gowns; laundry facilities; gymnasium; electric blanket; spare towels; olive oil for cooking; spices and herbs. I offer a host of information about local places of interest in a brochure form or verbally. If guests would like bookings made for restaurants or tours in advance, I am prepared to do that also.

9. Do you have room service?

I offer to book dinner reservations and call taxis. If breakfast trays are required, they are delivered at a nominated time to outside the suites. If guests require servicing of suites, it can be organised but I would not call any of this full room service like a hotel.

10. Are there any other businesses your recommend that would make your clients stay in the Barossa region better?

I recommend using one of the numerous tour services and Taxis if you wish to have alcohol at night in a restaurant and require transport to another Barossa town. Strathlyn Estate has two excellent restaurants close by which I am able to suggest. There are also good take-away places in Angaston. I am able to suggest wineries for tastings that have excellent customer service. I also have knowledge of historic areas and parks.
